Urban Sprawl

The book Sprawl Costs: Economic Impacts of Unchecked Development is being released today. The book details the cost of living in urban sprawl and lists Las Vegas the 15th most sprawling metropolitan area in the country. The fast-paced conversion of the desert into more urban sprawl will cost residents about $37,000 per person between 2000 and 2025 to live there.

Sprawl is normal as people seek housing further from the dense population centers, however, that same freedom puts residents further and further from retail businesses and jobs. The further one has to drive, the more it costs. The book considers the options of shifting from the low-density sprawl to the high-density high-rises, condominiums and more could save about $6,657 per person in the same time frame as above.

So what does this mean for the Las Vegas resident? Aspiring homeowners? It means choices. There are large numbers of acres along Las Vegas Boulevard that are as yet not built on. Offering housing alternatives to curb some of the urban sprawl can save Las Vegas residents time, money and in the long run, gas. The “Manhattanization� of Las Vegas

Here’s a new buzz word for you. Manhattanization. What is it? It’s a push by Las Vegas developers to build vertically (high rise condominiums) instead of sprawling outward into the surrounding dessert.
