For Sale by Owner

When a homeowner wants to sell their home, but save money on realtor’s fees they may go the route of for sale by owner. It is possible, but it requires some effort and expertise in order to determine the value of the home as well as marketing the home successfully to a buyer. If you are interested in selling your home yourself, it’s important to take a look at various real estate listings and public records of sales in your area in order to price comparison. If you try to sell your home for $30,000 more than any other home in your neighborhood, you need to know that chances are you are not going to get that price.

Many individuals who have done their own sells would never do it again because there are concerns with marketing, time, liability and setting the price. There’s also the chore of negotiating with the buyer and making sure you have the right contracts. If your buyer has a realtor, that realtor is going to be looking out for the buyer and not for the seller.

There’s lots of information available on the Internet and lots of kits you can buy that allow you to do it yourself including the appraisals, the contracts and more. You can even buy a for sale by owner store in most grocery stores or hardware stores. But if you want to sell your own home and you aren’t ready to invest the time or the effort — the realtor’s fees are worth more than just a few dollars — they are worth time and aggravation — so consider that.

Can You Get a House On Ebay?

You can buy just about anything on EBay. The popular auction house is pretty diligent in halting fradulant auctions and backing up buyers when sellers fail to produce. But if you want to buy a house or a piece of land, how trustworthy is it to believe some photographs and an auction listing? Can you really get a good deal?

It is possible, but whether buying from a broker, a friend or an auction house, you’re better off showing due diligence before you let money exchange hands. Frankly, if a deal seems too good to be true, chances are it is too good to be true. There’s no sense in letting a hustler take you for a potential good bargain when just a little bit of legwork and a phone call to a land surveyor could save you.

House Hunting in Spring

Springtime is prime house hunting season. It’s warmer outside, lawns look better and house shoppers are more willing to go out and view the different houses they may want to see. This means that competition for house hunting is fierce in the spring. How should you handle it?

First and foremost, get out there and look. Check with your realtor about open houses available in your area. Open houses are usually hosted by realtors and give you a chance to walk right inside and take a look around. You don’t have to make an appointment and you can get a feel for the house when people are inside it.

Believe it or not, that can make a difference in the house you can choose. You can also figure out right away what you don’t like about a house. Despite the competition, don’t let the presence of other buyers persuade you to buy something you either do not want or are not ready to purchase.

If you do find a house you like, contact your own realtor and make sure you check it out thoroughly. Yes, you could potentially lose out on a house you liked; but better to miss one than to snap up a bad one because you gave into pressure.
